American flag waving over a coastal North Carolina elevated home at golden hour — VA home loan builder

    VA-Certified Builder

Your VA Benefit Can Build Your Home.

Not just buy one. Build one. From the ground up. With no money down.

    The Opportunity

A Benefit Most Veterans Don't Know About

For years, the VA home loan could only be used to purchase a completed home. That changed. Eligible veterans and active duty service members can now use their VA entitlement to build a brand-new custom home — with no money down, pending lender and VA approval.

Iron Eagle Homes is one of the few certified VA builders on the Outer Banks and Eastern NC coast. We've spoken directly with the lenders who process these loans. We know the process. We handle our side so you can focus on building your home.

You May Qualify If You Are:

A US military veteran (any branch) with remaining VA loan entitlement

A surviving spouse of a veteran (in certain cases)

Approval is subject to lender qualification, credit review, and VA entitlement availability. We'll help you understand where you stand — free of charge.

    Why Eastern NC

Eastern NC Is Home to Hundreds of Thousands of Veterans

The Coast Guard base in Elizabeth City is right in our backyard. The Atlantic Fleet Navy is 45 minutes away in Hampton Roads — home to over 2 million people and one of the largest active duty and veteran populations in the country. Many service members and veterans relocate from Hampton Roads into North Carolina every year for lower taxes, more space, and the coastal lifestyle they've earned.

If you're one of them — or if you're already here — let's talk about building your home the right way.

    How It Works

How the VA Build Process Works With Iron Eagle Homes

    Step 1

Get Pre-Qualified With a VA Lender

We'll connect you with lenders who specialize in VA construction loans. They'll confirm your entitlement and qualification.

    Step 2

Iron Eagle Provides Your Builder Documentation

The VA and your lender require plans and a certified cost analysis from a VA-approved builder. We provide both — through our Tier 2 or Tier 3 estimating service.

    Step 3

VA Backs the Loan. We Build Your Home.

Once the loan is approved, Iron Eagle Homes executes the build. Custom. Coastal. In 6 months.

Builder Documentation for Your VA Loan

The cost analysis report required for your VA loan application is available through our Plans-Based Estimate ($1,250) or Plans + Material Takeoff ($1,800). This fee is a standard part of the construction loan process and may be rolled into your loan.
